We are the first company at Lake Texoma that offered real-time online bookings and the convenience to view and book all the homes without having to call the office. GUEST SERVICES

We are the only company at Lake Texoma that offers full services to the guest. The homes are cleaned for the guest and inspected before each stay. The homes are also fully equipped with linens and towels. We continuously strive to add new services such as concierge services, which will be offered to the guest starting Spring/Summer 2010.

UNIT-DIRECT CHECK-IN SERVICE

The use of unit-direct check-in service allows our guests to start their vacation immediately upon arriving in town during business hours. This eliminates any confusion or complications for our guests, and has proven to be a valuable asset in booking our properties. In many cases, we send one of our rental specialist over to meet and greet the guests at the property.

COMMITMENT TO QUALITY SERVICE

We take personal service and attention to satisfaction as our benchmarks for success. Starting this summer we are one of the only vacation rental companies in the area to offer complete guest services, including concierge service. Our team members attend various hospitality workshops, classes and seminars. We invest a tremendous amount of time, energy and money to insure that our staff is trained and ready to assist our guests and homeowners. Our loyal customers and satisfied homeowners provide proof that our company is a leader in vacation rental management.

MAINTENANCE

Our maintenance staff ensures reliable, prompt and skilled repair. We realize that the proper maintenance and upkeep of the homes is foremost to our owners and renters, so we use a work order system to track a problem from the moment it is reported. The problem is followed until it has been repaired. Our maintenance department is on-call 7 days a week. Many of the repairs are included in our management fees and our department is available to you for any renovation project for a very low rate.

HOUSEKEEPING

Housekeeping, to our owners and guests alike, is one of the most important areas of the rental management business. Good housekeeping doesn't just happen, it takes careful planning, effective supervision and constant follow-up inspections. Not only do we perform turnaround maid service for our guests, but we also offer a full-range of cleaning services, including "deep cleans" carpet cleaning and windows.

STEP-BY-STEP GUIDE

• Apply for an account using the New Account Link. Follow the steps to submit your property. Please provide us with as much information as you can.

• After you submit your property, we will do a preliminary review of the submission.

• After the preliminary review, one of our New Home Specialists will arrange a time to either meet with you and tour the property or discuss further options.

• Prior to your home becoming available for rental, one of our managers will do a home inspection. This includes everything from presentation recommendations to an inventory of items. There's a list of what is expected on Exhibit C of our Management Agreement.

• You will need to review and sign the Management Agreement, pay the Membership Dues.

• Once all of the above steps are complete, we will actively start marketing your home along with our other properties and services.

• Our site allows you to notify us when you want to use your home, and when it is available we do our absolute best to rent it to our visitors and guests.

OPTIONAL SERVICES

• If there are repairs or modifications that we can help with to make your home more attractive, we will help you find the right people for the job. Our staff includes full-time skilled carpenters, metal-workers, maintenance, landscaping and cleaning professionals that can help get your property ship-shape.

• Need professionally shot photos of your home? We're lucky to know a few great photographers in the area that can help capture your home to make it more rentable. High-quality photos are the single most valuable tool to help sell your property. Contact us for more information.
